Romers' Alley is being considered for Sugar Loaf Guild purchase with plans to place a Welcome Center for Sugar Loaf  in front shop.

06/05/14: Mary traveled to Bodhi Tree and confirmed Brad had only taken a cursory glimpse at the numbers for Romers' Alley, and his conclusion was that for around $300,000 dollars (if the property is bought for cash so no mortgage costs) there is an outside chance it could pay for itself as things are now, but the cost of new roofs, bringing various elements up to code would make it very iffy; therefore we are free to go ahead with our own in depth research; Heide Moeller will be here Monday to give us a tour of the place, and help us begin looking at the actual numbers.

nxt: confirm Heide is good match (this project plus Art Festivals plus Endico studio sale); $2.8 million is opening bid price vs reserve price which Mary is working on, has Heide confirmed that we can easily pay $309,000 cash for the Romers' Alley property and if so how did she do that, discuss aesthetic response

06/04/14: Heide Moeller dropped by and proved to have an encyclopedic knowledge of old buildings; she knew more about our house than we did ourselves, and she places the probable build date as 1740-1760 due to specific elements within the construction. She had no idea such a building and business existed in Sugar Loaf (thank you to the Four (4) Steppers who have bungled Sugar Loaf  promotions over the years). Heide will be back Monday to give us an onsite tour of Romers' Alley; she is at peace with our asking price for an exclusive listing of our own house (just in case) and needs only run it by the other people at Rand Realty in order to put up onsite signage for the sale at $2.8 million.

Heide did caution us that we would not be able to replace what we have in terms of location, business, and facilities for only $2.8 million, but we already knew that through our own research.

Mary traveled to Bodhi Tree to see if Brad has actual numbers that he would like to share and found them missing in action again; Renee confirmed Marty is still on for Friday to look at a return of the Sugar Loaf Art Shows, and Bob continues expanding the Endico Studio accounting software to include managing an additional property plus the shows, etc.

Pretty exciting times in the old Sugar Loaf (with emphasis on old).

06/03/14: Bob reviewed Endico studio current finances while revamping proprietary Endico accounting app, confirmed we have $309,000 cash available for purchase, no debt ($0 dollars owed), while in-studio painting sales are currently tracking well over required income for this year; therefore ok for Romers' Alley purchase if numbers on property correct, also confirmed Heide Moeller responsive to e-mails as she did read website articles referred; therefore we plan to allow Heidi an exclusive listing for the Endico studio at $2.8 million (required to replace income from studio painting sales) during the time that we are reviewing numbers for Romers' Alley purchase (just in case); Mary traveled to Bodhi Tree to ask if Brad actually did run numbers on Romers' Alley and might be willing to share his research (prior to our own research as error checking), but Bodhi Tree was still closed while the only shops open in town were Endico studio, Candle Shop, My Sister's Closet; we re-opened in the late afternoon when somebody happened through Sugar Loaf for the first time and was interested in seeing inside.

As an aside, Mary has found the local printing service to be non-responsive so is defaulting back to the Texas firm and has ordered new post-cards and begun process for updated printing of Endico brochures.

cmp: contact Brad at Bodhi Tree regarding his numbers (plus confirm we will not bid up property if they wish to purchase)

cmp: contact Heide Moeller to set up viewing property along with allowing exclusive Endico Studio listing at $2.8 million

cmp: meet with Marty regarding return to juried high-end craft/art shows replacing current flea market events

nxt: continue fine tuning proprietary Endico studio accounting app while updating KeyTap Project Manager active projects
 

05/29/14: Mary traveled to Joe Green office downtown Chester, still nobody found in office. Traveled to Romers' Alley to check status of Chamber meetings with hopefully upgraded process, only Bliss and Moondancer were found to be open.

Much later after we were trying to knock some sense into Randy Brown (not so easy as one might expect) when he showed up at our front door (probably saw mention of the Romers' Alley purchase), Mary ran into Christine Louvet's real estate broker; so Mary has decided to use Heide Moeller as our Buyer's Agent for the Romers' Alley purchase due to extreme compatibility and simpatico experiences in the art sales industry, not to mention Christine Louvet (best neighbor in the history of neighbors) uses Heide; also Mary failed to make contact with Joseph Green.

05/28/14: Mary took photos of real estate sign for Forum, then spoke with supposed real estate agent for property (Lucy Anne from sign), found she had no information. Will contact Joe Green (Green Team is not Joe Green) in hopes of getting solid information.
